What to Expect From Our Wholesale Apartment
Deals
Once we find a great Multi-Family Property and get it under contract, we
will decide immediately if it will be one we'll add to our own portfolio, or a property that we'll
wholesale to another investor. As we are looking for very well priced properties for cash
flow or a value play property anyway, this decision is primarily based on our own current
commitments in our pipeline. If a wholesale deal is indicated, we will send out an Email
Alert to our list of Multi-Family Property buyers and the first buyer can snap up our smoking hot
deal.
So for this reason, we highly recommend that you sign up for our
Property Alert Email List. We will only email to confirm your initial inclusion on the list,
and of course, to send you the latest great deals as soon as they become available.
We offer a couple of options with
different pricing depending upon the value added to the deal for our buyers. When a
deal first becomes available, we will offer the property we have under contract at our standard
wholesale pricing and give as much details on the property as we have up to this point including
our own analysis that pointed us to get it under contract. Those that wish to purchase the
property can pay our assignment fee and walk away with the deal right then.
As some investors of Multi-Family units may prefer to get more of the Due
Diligence process performed before committing to a wholesaling fee, for properties that are still
available, we will attempt to collect some of the information from the seller and make it available
to interested buyers. This is not always possible as the seller may want the option contract
excercised before providing the needed information, but in some cases we'll be able to begin this
process. The property will be posted on our website with the status of each Due Diligence item as
we verify them. As additional information/data is verified as part of this process, the
wholesale fee will begin to go up. We'll still leave plenty of profit in the deal for you,
but as we firm up the quality of the deal by spending the considerable time to do more of the due
diligence, we will want to get paid for the value we have added to the deal. We will not
perform all Due Diligence, and you will always be required to confirm our conclusions, but this can
be a great time saver for investors as well.
